Booking Terms & Conditions

1. Definitions

• "Property" — 1136 Residence, Plot 1136, Cadastral Zone B05, Utako District, Abuja.
• "Guest" — The person making or named on a reservation.
• "Booking" — A confirmed reservation for a specific suite and date range.
• "Management" — 1136 Residence management and its authorised representatives.

2. Reservations & Payment

• All reservations are subject to availability.
• A booking is only confirmed once full payment has been received and verified through our payment processors (Paystack or Flutterwave).
• Unpaid bookings marked as "Pending Payment" will be automatically cancelled after the configured grace period (displayed at checkout) if payment is not received.
• All rates are quoted in Nigerian Naira (₦). Currency conversions displayed on the website are approximate and for reference only — the charged amount is always in NGN.
• Rates include Value Added Tax (VAT) and service charges as itemised on your booking summary.

3. Check-in & Check-out

• Check-in time: 2:00 PM (14:00)
• Check-out time: 12:00 PM (noon)
• Early check-in or late check-out may be available upon request and is subject to availability. Additional charges may apply.
• Guests must present a valid government-issued photo ID at check-in.
• The lead guest must be at least 18 years of age.

4. Cancellation & Refunds

• Cancellation policies are configured by Management and displayed at the time of booking.
• Guests may cancel a booking through the cancellation link provided in their confirmation email, subject to the applicable cancellation policy.
• Refunds, where applicable, will be processed to the original payment method within 5–10 business days.
• No-shows (failure to check in without cancellation) will forfeit the full booking amount.
• Management reserves the right to cancel bookings in the event of force majeure (natural disasters, government orders, etc.), in which case a full refund will be provided.

5. Occupancy & Guest Conduct

• Each suite type has a maximum guest capacity as stated on the website. Exceeding this limit is not permitted.
• Guests agree to conduct themselves in a manner that does not disturb other residents or damage Property facilities.
• Smoking is strictly prohibited in all indoor areas.
• Pets are not permitted on the premises.
• Any damage to the suite, furnishings, or common areas caused by the Guest or their visitors will be charged to the Guest at replacement cost.

6. Service Add-ons

• Optional service add-ons (e.g., airport pickup, breakfast service, laundry) are available at additional cost.
• Add-on fees are clearly displayed during the booking process and included in the total booking amount.
• One-time add-ons are charged once per booking; per-night add-ons are charged for each night of the stay.
• Management reserves the right to modify available add-ons and pricing at any time. Confirmed bookings retain the rate at the time of payment.

7. Security Deposit

• A security deposit may be collected at check-in.
• The deposit will be refunded after check-out inspection confirms no damage or outstanding charges.
• Management may deduct from the deposit for damages, missing items, or policy violations.

8. Liability

• Management is not liable for loss or damage to personal belongings left in suites or common areas.
• Guests use recreational facilities (pool, gym) at their own risk.
• Management's total liability shall not exceed the amount paid for the booking.

9. Intellectual Property

All content on this website — including the 360° virtual tour, photographs, design assets, text, and branding — is the intellectual property of 1136 Residence and may not be reproduced, distributed, or used without prior written consent.

10. Governing Law

These Terms are governed by the laws of the Federal Republic of Nigeria. Any disputes arising from these Terms or your booking shall be subject to the exclusive jurisdiction of the courts in the Federal Capital Territory, Abuja.

11. Changes to These Terms

Management may update these Terms from time to time. The version in effect at the time of your booking will apply to that reservation.
